CAM3 is a web-based software application built by Lucas as a powerful, flexible reporting tool for monitoring and maintaining all elements of a facility.

CAM3 is the first reporting tool to use a natural language interface, so it can be used by anyone, without special training or knowledge. Instead of codes or jargon, CAM3 uses ordinary words, instantly translating synonyms into a standard vocabulary.

The CAM3 system:

  • Creates and maintains a controlled vocabulary for item descriptions so assessments are both human-friendly and computer-friendly;
  • automatically assigns a percentage score to each element compared to 'as new' condition (100%) based on the phrase used;
  • instantly calculates the likely labour hours to rectify defects based on its built in database of over 78,000 past inspections;
  • reports by individual element as well as groups of elements - within a room, type of room, building type or any pre-designated regional area.

The definitions of terms and scoring levels can be changed by authorised stakeholders. The database learns from this contribution, augmenting the experience gained from five years of maintenance at the Sydney Opera House.

The precise scoring of an element's condition and the estimation of labour hours is determined, not by obscure codes, but by descriptive phrases that are recognised in common speech. Thus CAM3 has the potential to produce a relationship between performance-based facilities maintenance, management expectations and the community's normal names for building elements.

CAM3's reports give facility managers an overall score for the facility is and the indicative labour hours to upgrade the overall facility or any element or group of elements to a higher rating.The system also monitors mandatory items that legally require regular maintenance and monitoring such as fire doors and emergency lighting.

CAM3 was originally developed and used over five years to manage the elements of the Sydney Opera House. The second generation of CAM3 has been developed in Microsoft Visual Studio (.NET) using an SQL database backend and is suitable for the management of any facility - from single buildings to large networks of facilities.
