Lucas Stuart's Civil division is working with our client Sydney Slipways Pty Ltd to design and construct a marine maintenance facility at Rozelle Bay, 2km west of Sydney's CBD and immediately under the western end of the Anzac Bridge.

The facility will cater for power and sail boats from 6 to 45 metres long. It will include a boat maintenance and vessel refit yard, wet working bays, straddle lifts, work sheds, paint sheds, office space, retail space, car parking and catering facilities.

It will be the largest maintenance facility on Sydney Harbour and will operate 24 hours a day, seven days a week.

Background to the facility
Sydney Slipways submitted a successful tender for the site's development to the NSW Maritime Authority. The project was consistent with the uses outlined in the Sydney Regional Environment Plan - which designated this bay to maintain its role as a major inner harbour working waterfront. The Sydney City Marine shipyard at Sydney's Rozelle Bay will be a one-stop shop for commercial and private owners of craft up to 800 tonnes when it's completed later in 2008.

Construction includes:
  • over a hectare of hardstand – nearly half of it undercover on the 1.9 hectare site
  • 8 marine berths and work bays to accommodate vessels from 38 to 60 linear metres and up to 8m depth at low tide
  • An office building to house marine professionals like naval architects, surveyors, insurers and brokers.
  • 150 seat restaurant
  • Three lifts: an 800 ton shiplift, a 100 ton straddle lift and a 47 ton submersible trailer, can lift vessels up to 55m long and 13m beam.
  • 6200m2 open hardstand
  • 3200m2 undercover hardstand for all weather 24/7 days working capability
  • Two spray painting bays with over 900m2 of covered hardstand
  • On-site water treatment plant and storage
  • 22m x 5.5m slipway
  • Parking for 128 vehicles

The facility is technically advanced and environmentally sound,  setting a new standard for environmental practices in Australia’s marine industry.

The spray painting bays have split system extraction units that deliver ideal airflow past the painter with inline particle media filters to remove over 95% of dust or  overspray within the building ensuring a better finish and a safer working  environment.

All run-off water will be captured to ensure nothing goes into the harbour.  This will be stored in 500,000 litre tanks for boat wash-down and cleaning, then pumped to the site’s water treatment plant for reuse.
